Surveys
and valuations for residential properties
Buying a property
is the most important financial decision most people make during their lives.
It is essential to have the best possible and most helpful advice at every stage
of the property purchase. It is also essential that each stage is handled efficiently
by professionals who are familiar with the system.
We
offer four types of property service:
A Pre- survey "walk
around"
In the event that a buyer has several properties to
choose from, we would walk around each property with the client and advise on
the most suitable one on which to proceed. This service is only available where
we are retained to carry out a survey under Scheme 2 or 3 below. By special arrangement,
we will refrain from incurring the full cost of a survey if a property is immediately
seen to be unsuitable for the client's particular requirements.

RICS Homebuyers Report and Valuation
This
is a report on the state of the property- externally and internally - with general
observations and specific recommendations for improvement if they are considered
essential. We can then fully discuss the report with the client, who will be in
a good position to decide whether or not to proceed with the purchase or renegotiate
the purchase price.

Building
Survey report
This is a detailed structual survey of the builing,
with a full examination of its constuction. This report will provide the client
with an accurate picture of the general state of repair of the property, with
a valuation carried out in accordance with the conditions of engagement attached.
Where considered appropriate, recommendations will be given to the commissioning
by the client of specialist surveys covering such details as plumbing, central
heating, electrics, home security systems, woodworm, dry rot, wall tie failure,
structual movement etc.
The report includes special sections detailing points
which should be brought to the notice of the client's solicitor.
Uniform business rates
Commercial rates are a significant cost for any business.
As rating surveyors with detailed knowledge of current valuation levels, we will be pleased to advise you, whether your property is an office, factory, shop, hotel, guest house, licensed public house indeed any property that is rateable.

We can undertake any level of survey of any type of business and advise on every aspect of valuation. If you need a valuation for buying or selling, security or for your balance sheet, we can make an appraisal.
